When Your Buyer Says "We'll Wait for the Market to Cool Down"

Published April 18, 2026 · 4 min read · Real Estate

It's the objection that kills more deals than any other. Your buyer has been looking for months. They're close. And then: "We think we're just going to wait. The market is too crazy right now."

Most agents handle this wrong. They push back immediately with data and accidentally sound like a salesperson. Or they back off completely and lose the client to inaction. Neither works.

The right response does three things: validates the fear before doing anything else, gives real data on what waiting costs, and offers a path forward that isn't just "buy now or regret it."

The Prompt

Paste this into ChatGPT or Claude:

Copy this prompt → Write a conversational response to a buyer who says: "We want to buy but the market is just too competitive right now — we're going to wait until things cool down." My response should: (1) validate their frustration, (2) present data on what "waiting" typically costs buyers in this market (rising rates, rising prices, or both), (3) offer a middle-ground approach (less competitive neighborhoods, slightly different price point, different property type), and (4) not pressure them. Keep it under 150 words and sound like a trusted advisor.

What you'll get: a short, confident response that feels like advice from a trusted friend — not a sales pitch. Plug in your actual local market numbers and the output reads completely authentic.

The Framework Behind It

Validate first. "That makes complete sense, and you're not wrong — it's competitive." Resistance drops immediately when buyers feel heard.

Data second. Not opinion. Not pressure. Numbers. What does a 0.5% rate increase actually cost this buyer over 30 years? Run the math and show them.

Alternative path third. Don't leave them with "buy now or wait." Give them a third option — slightly different criteria, a less competitive price band, or a suburban pocket they haven't considered.

Why This Works

Buyers who feel heard and informed stay engaged. Buyers who feel sold to disappear. The prompt is built so the AI leads with empathy before it ever mentions numbers — which is the sequence most agents get backwards.

Once you have the base response, add one line: "My local stats show [X]." Now it's not generic AI output. It's your voice, backed by real data, saying exactly what a trusted advisor would say.
